  4. Go to unit, knock on the door 3 times. If tenant answers the door we introduce ourselves (I’m “your name” with Environmental Pest Management) Once tenant allows us in we then ask probing questions about pest related issue; Where have you seen activity? About how long have you noticed pest issue? ETC. Inform tenant all people & pets in unit will need to stay away from any treated areas for a minimum of 1 hour following treatment. We do NOT discuss potential treatment plan with tenant. We do NOT discuss other units, unrelated or ongoing issues with the tenant. After gathering some information about pest issue, then move on to visual inspection
  5. After knocking 3 times if no one comes to answer the door, we then use key to open the door and announce yourself (I’m “your name” with Environmental Pest Management) Check to see if animals are present, if so make sure they are properly secure in a cage in areas we are not treating.
  6. Visual inspection; Inspect inside unit around all moisture areas; For service in multifamily units “Apartment style” this will focus in kitchen around sink/garbage disposal, bathroom around & under sink. For units with basement we will also need to inspect around drains. Inspecting on walls for adult activity and also checking around sinks for any backup or sanitation issues. If you come across any sanitation issues or water/moisture issues in the unit, take pictures and document in work order system. If any pictures are taken inside unit also take picture of unit number on front door to document
  7. Identification; After inspection & before treatment identify the type of species of fly
  8. Formulate plan of treatment after identification; Drain Flies are best controlled by finding and removing breeding site. Which is the organic material collected in the drain. This would require the use of drain foam treatment. Can also use aerosol fogging agents “such as CB80” labeled for drain moth activity for quick knockdown where adult Drain Flies are present. EPM preferred method of treatment is foam treating drain sites, flushing/fogging active adult drain flies. If drain moths are not present at time of service, technician will still need to treat drains with drain foam as preventive
  9. Treat drains in kitchen, bathroom & if present any basement drains with Invade Hot Spot probiotic foaming cleaner. Fogging area where adult drain flies are present
  10. Following completion of treatment, leave door hanger on backside of front door with name, time, notes from service. Notes of service would include specific treatment areas, & follow up instructions, such as if tenant continues to see active drain moth activity after 10-14 days following service to report back to office for follow up. Do not schedule follow up service with tenant.
  11. Return keys to rental office, give the leasing agent any notes from service. These notes need to include activity levels, sanitation issues, clean up, or any type of maintenance needed work to be done to fix water/moisture issues
  12. Return to truck, complete Pest Pac and work order system. Always placing any pictures taken during service into work order system. If unit is not in work order system place all information regarding service into Pest Pac

  6. Make sure unit is prepared for service. For Pantry Pest/Indian Meal Moth treatments tenant needs to have pantry closet, shelves & cabinets completely emptied out. If tenant did not prepare for service, we need to take pictures of unprepared cabinets/pantry. Then take a picture of front door to document
  7. Inspect around unit for any activity and sources contributing to Pantry Pest or Stored Product Pest. These will be food sources such as but not limited to nuts, dried fruit,  boxed grains, rice, flour, etc. Areas of activity will mainly be the kitchen, corners of ceiling, cabinets and pantry closet. If unit has a basement, then we will also need to inspect for any stored food or sources contributing to Indian Meal Moth activity. Identify species; It is important that we identify type of species so that we can formulate treatment plan accordingly. Always try to find and eliminate sources contributing to pest. If we see any food sources contributing to the pest problem during service, we need to make recommendations for tenant to remove. If no sources are found during service, recommendation needs to be made for tenant to go through boxed and food items
  8. Formulate plan of treatment. For Indian Meal Moths we can control with chemical residual. Also an aerosol spray “such as CB80” that is labeled for Indian Meal Moths can be used for quick knockdown. EPM preferred method of treatment for Indian meal moths is with chemical residual spray of general insecticide labeled for Indian meal moths. When using chemical residual: Spray areas where pest is present & nesting. This would be spot treatment, cracks, crevices in kitchen, ceilings, cabinets, pantry, pantry shelves and baseboards. If pest is not present during inspection technician should spray areas of potential activity as preventive. Take any pictures of sanitation that is contributing to issue. Sanitation issues will be grease around walls, appliances, food debris in cabinets, & on floors. If any pictures are taken be sure to take picture of unit front door to document.
  9. Following the completion of treatment, leave door hanger on backside of front door, with name, time, and any service notes. Service notes would include areas where chemicals were applied in unit, any recommendations for tenant to go through food products to find & eliminate source
  10. Return keys to rental office, give the manager any service notes from treatments. Notes should include activity levels, sanitation issues, & any recommendations for tenant to remove items
