Peace Of Mind

  • Pull up to apartment complex, park by rental office. Do NOT park in “future resident parking”
  • Open Pest Pac, press time in
  • Walk into leasing office, greet the leasing agent, “Hi, my name is_____ with Environmental Pest Management I’m here today to do your pest control service. Do you have a list for me? Pick up the pest control list with all keys needed. Go over any special notes the manager may have regarding service. Ask for property map if you are not familiar with property
  • Go to vacant unit, knock on door at least one time to make sure unit is vacant. Use vendor key to get into unit
  • Visual inspection inside unit. For multifamily units “Apartment Style” This would be inspecting kitchen, bathroom, open cabinets, pull out appliances & inspect under all sink areas for any signs of pest activity. This is but not limited to live or dead pest, fecal matter, egg sacks, rodent droppings, or ant frass. For townhome, condo & duplex units with a basement this inspection will also need to be in basement area around sill plate, & behind insulation only if needed. If there is an accessible crawl space area in the townhome, condo, or duplex units this area may need to be inspected as well at the technicians discretion if he/she feels pest activity is present. While inspecting basement or crawl space sill plate, if any ant frass or rodent activity is noticed we need to pull back insulation for a closer look. Make sure to put back any insulation you pull out. For units with attics, we only inspect or treat attics at specific request of leasing agent or on site manager

  • Start inspection; Walk into kitchen open cabinets, pull out appliances & inspect under kitchen sink for any signs of pest activity. This is but not limited to live or dead pest, fecal matter, egg sacks, rodent droppings, or ant frass
  • Next move to living room area inspecting from the baseboards up to the ceiling. Also inspecting around any window frame that may be in the area. Technician will be looking for any signs of fecal matter, live or dead pest, ant frass, or egg sacks around the baseboards, ceiling creases, under & around window frame. If technician finds any signs of pest activity around baseboard he/she should then pull the carpet up in that area to take a closer look
  • While inspecting any living room, bedroom, or basement areas technician will need to frequently check pant legs for any signs of active flea infestations in unit
  • Next move to bedroom areas doing the same inspection process from the baseboards, up to the ceiling, & around any window frames in the rooms
  • Closet areas will also need to be inspected. Open all closet doors, inspect around baseboards, shelving, door hinges, sliding door track, & up to ceiling creases
  • Any pest activity found technician is to document. Any sanitation, trash, or furniture in unit technician is to document. Document these by taking pictures of any pest activity, signs of pest or contributing factors to pest activity & take picture of front door unit number to document.

  • If technician finds active pest infestation of Bed Bugs, Fleas, Pantry Pest, Flies or Fruit Flies, technician will then need to get approval for treatment from leasing agent or on site manager. Technician can get this approval by calling the leasing office from the unit & talking directly with the leasing agent or on site manager who handles the pest control list. Or technician can go directly to leasing office, report findings to leasing agent & get approval for treatment \
  • Pest activity found such as cockroaches, ants or occasional invaders are to be documented and treated for at time of peace of mind inspection. If a follow up service is needed, technician will recommend that in his/her report back to leasing office
  • If technician only finds signs of pest activity such as pest fecal matter, but no live pest infestations are found. Technician is to then check the work order system for previous treatments done in that specific unit. If unit is not in the work order system then technician is to make a decision on whether or not treatment is needed based on findings. Technician is to ALWAYS document findings, even if they are thought to be old signs of pest activity
  • Return keys to rental office, give the leasing agent any notes from service. These notes need to include pest activity, sanitation issues, clean up, or follow up if needed
  • Return to truck, complete Pest Pac and work order system. Always placing any pictures taken during service into work order system. If unit is not in work order system make sure to put all service information into Pest Pac order
  • Press completed service on Pest Pac, head to next stop on schedule
